Both Monthly fees are mandatory unless you buy the house with a paid up lease. If the rec lease is paid up, you don't pay $77.00 a month.
I offer two different sale prices.
If you're good at math, $77.00 a month is roughly $1,000 a year. If you leave the $35,000 (cost of paying up lease) drawing interest at 4%
you would get more than $1,000 a year and can leave the $35,000 to your heirs or access it if you need a car or something.
The rec lease is protected by non-profit law. The fee can only be raised once every 5 years and only per the cost of living index. It can't be raised for the next four years. In the ten years I own the house, the rec fee has gone from $56 a month to $67 and then to $77. You'd need to pay for 35 years
to equal the $35,000 to pay it up.
Does it make any sense to pay off the rec lease?
